Stage 2: Construction

Site Preparation: We’ll clear, level, and prepare the site for construction.

Slab/ Foundation: The foundation will be laid, including footings, piers, and the concrete slab.

Framing: The steel frame and roof trusses will be erected.

Close up: External walls, windows, doors, and roofing will be installed.

Fix out: Internal finishes, including plasterboard, doors, skirting boards, cabinetry, and plumbing/electrical rough-ins, will be completed.

Final Touches: Trades will install fittings, fixtures, and flooring.

Cleaning: Your home will be thoroughly cleaned inside and out.

Final walk through: You will be invited to do a walk through and inspection of your property one by your site supervisors to address any defects or issues.

An OC certificate, also known as a Certificate of Occupancy, is a document issued by local authorities confirming that a building or structure is safe and habitable for occupancy. It signifies that the building complies with all relevant building codes, regulations, and safety standards. Once an OC certificate is issued, it allows  you the owner or developer to legally occupy or rent out the property.

You are welcome to raise any quality concerns during the Handover & Maintenance inspections. Our site supervisors will investigate to ensure the quality meets the standards outlined for the project prior to Handover. If there is a disagreement regarding quality, Fair Trading may be consulted to assist in resolving the issue.

Major defects refer to issues that could compromise the structural integrity of the property, such as water ingress, waterproofing failure, or structural problems with the frame. Minor defects are those that do not adhere to standard building practices but do not affect the structure.

Damage resulting from natural events like storms or high winds is generally not covered by our warranty. In such cases, we recommend contacting your home insurance provider to address any necessary repairs.

Please provide the new owners with a copy of this guide. The new owners are subject to the same standards set forth in the Building Contract, and the Maintenance Period does not reset upon the transfer of ownership. The period begins at Handover of the newly completed home.

Minor cracks will be addressed during the 120-day Maintenance Period. Beyond this period, paintwork falls under general maintenance. However, if you find defects such as paint runs, cracks, or other blemishes within two years of completion, we will inspect them. If eligible under the warranty, we will arrange for necessary touch-ups and color matching.

If you detect a strong gas odour or experience symptoms such as dizziness or fatigue, please contact a local plumber and the fire department for urgent assistance.

Check your hot water system for any error codes and refer to the troubleshooting guide provided for your specific unit. If you’ve followed the steps and are still without hot water, you may place an emergency service call.

Haverton Homes provides a 25-year structural warranty, covering foundation systems, footings, load-bearing brickwork, steel or timber frames, structural timbers, and roof framing.

  • 120 Days Maintenance Period – beginning from the Handover date.
  • 2 years – to report minor defects from the Handover date.
  • 6 years – to report major defects from the completion of works.

Check whether the air filter is blocked, as this is a common cause. Filters should be cleaned every 6-8 weeks, and the system should be serviced annually. If the issue persists after cleaning the filter, please contact the manufacturer for further assistance.

You should also report any potential defects or issues to us promptly during the maintenance period to ensure they are addressed in a timely manner.

To keep your home in good condition and avoid defects, it’s important to follow recommended maintenance guidelines. This includes regularly inspecting your home for signs of wear and tear, cleaning and servicing major systems (such as the air conditioner, hot water system, and plumbing), and addressing minor issues before they become major problems. While staying proactive is always advisable, our homes are built to high-quality standards with significantly fewer defects compared to the industry average, so you can feel confident that major concerns are unlikely to arise. Maintaining routine care will help protect your investment.
